The facilities, currently managed by Westport / U.S. Storage Centers, opened in 1973 and 1999 and have been well-maintained by Ownership. 96% of the rentable space (excluding parking) is drive-up accessible units, which customers favor for its convenience.

As of January 2025, Willowbrook Self Storage in Dallas, TX was 78% occupied with T-12 net effective rents of $11.01 annually. The project totals 42,090 rentable square feet of drive-up units and is located in a high-density trade area home to over 74,000 residents in a mix of single-family homes, apartments, and townhouses. There is a significant value-add opportunity by stabilizing physical occupancy and capturing approximately 10% of loss to lease from existing customers.

Waco Self Storage was 82% occupied with T-12 net effective rents of $9.54 annually. The project totals 71,450 rentable square feet of drive-up and climate-controlled ground floor units. Recently expanded to include 109 uncovered Boat and RV parking spaces, the property is in a high-visibility location with excellent population density, strong historical and projected growth, and no additional storage in the development pipeline. There is significant potential to increase occupancy and rents on the storage side and lease up the Boat/RV parking spaces.
